Real Estate?Agents - Myths and Misconceptions
There are many different ideas the general public has?about real estate agents. I'm here to?tell you not all of them are true! In this?post I?want to 'dis-bunk' (is that a word?)?several misconceptions about real?estate agents. Read?and decide for yourself...
?
Myth #1?-?All Realtors make a lot of money.
I'm sometimes reminded by clients?that?they are under?the impression I?make a?million dollars...HA...I wish! Honestly, I make a good living, but that's after?countless hours a week and?weekends. There are months?(like in the summer, I may get a weekend off a month)? That's my story, but did you know the?National?Association of Realtors?says the averaged licensed Realtor sells?one or two homes a?year! I'm pretty sure that puts them below the poverty level. The Realtors that do make a stable living?are hard working and?client focused, agents that sell?one...two..three houses a year are usually part time agents that dabble?in real estate on the side.
?
Myth?#2 -?I will get the best service?from the?busiest?Realtor in?town.?
My hats are off the?Realtors who?are the?biggest names in a market. They've done?well and built and brand for themselves. BUT...there is?a draw?back?for the client in working with?the?biggest?and busiest?agent in town. Think about it. If the agent is the busiest where do you, the?new client,?fit into the busiest schedule??An agent with?130 listings looks great on paper,?but where?does a new seller?fit in,?how does that agent promote?one home over another and give each?client the best personal service possible??Just something to ponder.... When looking for an agent?find a Realtor with a?stable sales history and proven negotiating?skills (like me)?or?give a?competent new?eager agent an opportunity.
?
Myth #3?-?Working with?multiple Realtors?will?get me the most out of?my home search.
Wrong...wrong...wrong!?This is the easiest way to?not get the?best service.?A good Realtor will?work hard for a?client who is loyal to them. Realtors?don't want to have to worry you are out shopping homes with their competition.?Do your home work and find an agent you 'click' with. Seller's interview at least 3?listing?agents.?Ask friends, family and co-workers who?their Realtor was and what their experience was with that?agent.?Pick an agent and?BE LOYAL...and the agent will?be loyal to?you!
?
Myth #4 - Calling the?Realtor?off the yard?sign will?get me the best?deal.
This can be argued?on both sides...I will try?to?make sense here...?First thing to remember the?listing agent is?representing the?seller. They are promoting the seller's best interest.?BUT...some could argue that?the listing agent?can work the best deal for the seller with?a buyer directly. It's true in most cases the listing agent will make more money?in a?single agent deal. Therefore there is an added?incentive for the?agent.?A?good rule of thumb?to remember?for a buyer in this situation is the?listing agent has a contractual obligation to the seller and make sure you the buyer does?your due diligence...ask any and all?questions.?The listing agent?still has a?duty to?be?honest with you.
?
After reading these I hope I have?shed?some light on?some common myths?about real estate?agents.?I feel all?Realtors want to have?a solid?business and?give their clients?the best possible service, but we get?a bad rap on some thing.?So now that you know?the truth, cut?us some slack. :-)
